Yes, every home is equipped with air conditioning, ensuring comfort year-round, especially during our Arizona summers.
When were these apartments built? Have there been any renovations?
Sol38 by Liv opened in 2024, so the community features brand-new construction with modern design and finishes throughout. Since the community is new, there have been no renovations, and residents enjoy homes and amenities in like-new condition.
What type of flooring do the apartments have?
Our apartments feature a thoughtful mix of flooring for both comfort and style. Bedrooms include plush carpeting for a cozy feel, while the living areas, kitchens, and bathrooms are finished with durable plank flooring, creating a modern look that’s easy to maintain.
Is there a bathtub or just a shower?
Our homes offer a mix of bathtubs and showers depending on the floor plan. All studio and one-bedroom apartments include bathtubs. Two- and three-bedroom homes feature both a tub and a walk-in shower, with the exception of our two-bedroom, one-bath floor plan, which includes a shower only.
What kind of appliances and features does the kitchen have?
Our kitchens are designed with both style and convenience in mind. Every home features stainless steel appliances, including a full-size refrigerator, stove, microwave, and dishwasher. The kitchens are finished with a tile backsplash, modern cabinetry, and thoughtful storage solutions such as a pull-out cabinet to house the trash can and a corner lazy Susan to maximize space and organization.
Do kitchen sinks have a garbage disposal?
Yes, all of our kitchens include a garbage disposal for added convenience and everyday ease.
Do apartments have dishwashers?
Yes, every apartment comes equipped with a dishwasher for your convenience.
Does the apartment come with a microwave?
Yes, every apartment includes a microwave as part of the stainless steel kitchen appliance package.
Are washers and dryers available? Are they in the apartment? What kind?
Yes, washers and dryers are included in every apartment. Each home features a full-size, side-by-side washer and dryer, conveniently located inside the apartment, including in our studio homes.
What type of counter tops do the apartments have?
Our apartments feature granite countertops throughout the home, including in the kitchens and bathrooms, offering a polished, durable, and upscale finish.
do the apartments have patios/balconies?
Yes, every apartment includes a private patio or balcony. Many homes offer beautiful outlooks of South Mountain, while others enjoy views of the Estrella Mountains or overlook the golf course across the street, each giving residents a variety of scenic views.
do the apartments have a keyless entry? do they ahve smart features?
Yes, every apartment includes keyless entry with a smart lock and a smart thermostat. Residents also have the option to add additional smart features such as lights, outlets, and more, allowing you to customize your home for added convenience and comfort.
is wifi inlcuded in my rent?
Internet is not included in rent, but we partner with Cox Communications to make setup easy and flexible. Each home is already equipped with the necessary hardware, so service can be activated or deactivated at any time. Residents have the freedom to choose the speed and service level that fits their needs and budget, making internet an optional, customizable addition to the home.
What is out Liv Bundle?

What leasing options are available?
We offer flexible leasing options designed to fit your lifestyle, with lease terms ranging from 6 to 18 months. This gives you the freedom to choose a shorter stay or a longer-term home, depending on what works best for your plans. With a wide variety of floor plans and tours available every day, we make it easy to find the perfect fit.
Do you offer individual leases & co-living?
We do not offer co-living or individual lease agreements, but we do make shared living very easy. You are welcome to add roommates to a lease, and if everyone meets the qualification requirements, you can also add or remove roommates during your lease term. This gives you flexibility while still keeping everything simple and straightforward.
Can I request a specific apartment & can an apartment be held?
Yes, you can absolutely request a specific apartment and we can place a hold on it for you. We require a $50 application fee per adult along with a holding deposit of $240 per home, and once those are in place we can reserve the apartment you love. Reach out today to see how long it can be held, and we will be happy to help you get the process started.
Is there a security deposit and is any of it refundable?
Yes, we do require a security deposit. The amount is based on the results of the credit screening, but it will never be more than one month’s rent. As long as the lease is completed successfully and the apartment is returned in good condition, the deposit is fully refundable.
Do you accept Section 8 vouchers?
Yes, we do accept Section 8 and other housing assistance vouchers, in accordance with Phoenix fair housing and source of income protections. We are happy to work with voucher holders, and everyone is welcome to apply. Because we are not a tax credit community, all applicants, including those using assistance, must still meet our standard approval criteria for income, credit, criminal and rental history. The voucher can be applied toward your rent portion, but the overall household still needs to qualify for the apartment. Our team is always happy to walk through the process with you and answer any questions so you know exactly what to expect.
Are utilities inlcuded?
We keep utilities simple and transparent. We have a Liv Bundle that covers water, sewer, and valet trash for a flat monthly fee based on the size of your home, so there are no surprises. Electricity is billed separately based on your actual usage and paid directly to SRP (Salt River Project). Each home has its own private internet connection with speeds up to 1 gig through Cox Communications, so you can choose the plan that best fits your needs, and internet is also optional. Most importantly, we do not have any hidden utility charges. There are no common area maintenance fees or auxiliary community fees added to your bill, just straightforward, easy-to-understand billing and with even more simply included as part of your new home as a Liv Resident.
Is renter's insurance required?
Yes, renter’s insurance is required. We ask for a minimum of $100,000 in liability coverage, and you are welcome to use any provider you choose or take advantage of our preferred partner, Homebody Insurance, for a quick and easy setup.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
We do not allow subletting or short-term rentals through platforms like Airbnb or VRBO. This helps us maintain a safe, secure, and welcoming community for everyone who lives here. By ensuring that all residents are listed on the lease and that guests are always accompanied by a resident, we are able to preserve the residential feel of the community and give our residents peace of mind knowing their neighbors are part of the community too.
How do I apply?

How do I pay rent?
We make paying rent easy and flexible. You can pay online, over the phone, or in person at the office, and we also offer a secure drop box for added convenience. We accept every form of payment except cash, so whether you prefer to pay digitally or in person, there are plenty of options to fit your needs.
When is rent due?
Rent is due on the 1st of each month, and we offer a 5-day grace period that includes the 1st, so your payment is not considered late until the 6th of the month. We want to give you a little extra flexibility while still keeping everything simple and clear.
What steps does Liv take to prevent rental application fraud?
At Liv, protecting our residents and our community from fraud is a top priority. We use a combination of industry-leading technology and internal safeguards to ensure every application is thoroughly verified before approval. All applications are processed through Entrata, our secure property management platform, which includes built-in fraud detection and screening tools. We also use Resident Verify to confirm identity, income, employment, and rental history, helping us ensure that the information provided is accurate and legitimate. In addition, our team reviews applications for consistency, runs credit and background screenings, and verifies documentation before any lease is approved. This layered approach allows us to prevent identity fraud, income misrepresentation, and unauthorized occupants, which helps keep our community safe, fair, and secure for everyone.
Do you require a pet deposit?
Yes, we are absolutely pet-friendly at Sol38 by Liv 🐾 We do not charge a pet deposit. Instead, we have a one-time pet fee that helps cover potential pet-related wear and tear, supports our Poo Prints program, and helps keep the community clean, safe, and comfortable for all of our residents, including our four-legged ones. There is also a small monthly pet rent per pet. The one-time fee and monthly rent vary depending on whether you have a cat or a dog, and there are slightly adjusted fees for additional pets. We allow up to three pets per home, with a limit of two dogs. For the safety and comfort of everyone in the community, there are a few breed restrictions in place, and our leasing team is always happy to review those with you and help make sure your pets are a great fit.
Are there breed restrictions?
At Sol38 by Liv, we love being a pet-friendly community. To ensure a comfortable and well-balanced environment for everyone, we do have a short list of breeds that require specialized care or training that we are not able to accommodate. This includes Doberman Pinschers, Rottweilers, German Shepherds, Chow-Chows, Huskies, Mastiffs, Pit Bulls, Bull Terriers, Staffordshire Bull Terriers, American Staffordshire Terriers, and any dog-wolf mix, or any mix containing one of these breeds. Our team is always happy to help review your pet's veterinarian paperwork and answer any questions.
Is the apartment set up for working remotely?
Yes, absolutely. Our community is designed with remote work in mind. We offer a conference room, individual work pods, and comfortable lounge areas with power outlets, all available with 24-hour access, so you can work, meet, or study whenever it fits your schedule.
Are apartments internet/cable ready? Is there a separate charge? How do I set it up?
Yes, every apartment is internet and cable ready. Service is provided through Cox Communications and is set up directly in your name, so you only pay for the plan that fits your needs. Our team is always happy to help guide you through the setup process. It'll start with Cox's website Cox.com/QuickConnect
How do I get my packages/do you have package lockers?
We offer Amazon Hub package lockers for secure and convenient delivery. There is no additional charge, and we enroll all residents automatically so you can enjoy easy, worry-free package pickup with peace of mind.
Are BBQ grills available?
Yes. We have seven gas grills located throughout the community, along with two charcoal grills for residents who prefer that style of cooking. They are perfect for casual dinners or entertaining friends.
Do you offer valet trash service and/or recycling?
Yes, we provide valet trash service Monday through Friday, with pickup beginning at 8:00 pm. We also offer recycling, including dedicated options for cardboard boxes, to help keep the community clean and eco-friendly.
Are concierge services available?
At this time we do not offer concierge services.
Are there co working stations?
Yes. Our conference room is ideal for co-working, and we also have multiple areas throughout the clubhouse designed for collaboration, studying, or remote work, giving you flexibility beyond your apartment.
Are there electric vehicle/EV charging stations available?
Yes, we have six EV charging stations, each capable of serving two vehicles, powered by ChargePoint. Liv residents also enjoy discounted charging, making it easy and affordable to keep your vehicle powered up.
What is the smoking policy?
To ensure a healthy and pleasant living environment for all, Liv Communities are designated as smoke-free zones. This policy applies to all areas, including: Common areas, Parking lots, Amenities, Apartments, Patios. Residents found in violation of this policy will incur a fine of $300. Additionally, residents are responsible for ensuring their guests are in adherence of this.
Do you allow pets; if so, do you have pet amenities?
Yes, we are a very pet-friendly community. We not only welcome pets, but we also offer amenities designed just for them, including a bark park where they can run and play. We also host community events tailored specifically for fur residents, giving you and your furry companions fun ways to connect with neighbors and feel right at home at Sol38 by Liv.
What's the resident parking situation?
We make parking easy and convenient for our residents. Every home is provided with an assigned covered carport, and our loft-style homes include a private garage. In addition, we offer uncovered parking on a first-come, first-served basis, along with optional garages available to rent if you would like extra space or additional covered parking.
What is the guest parking situation?
We offer open parking throughout the community, available on a first-come, first-served basis, which makes it easy and convenient for guests to visit. There are plenty of spaces located around the community to keep parking simple and stress-free.
What schools are in the area?
Sol38 by Liv is located within the Laveen Elementary School District and the Phoenix Union High School District. Nearby schools include Trailside Point Elementary, Rogers Ranch STEM Academy, Vista del Sur Accelerated Academy, and Paseo Pointe Dual Language Academy for elementary and K–8 options. High school students typically attend Cesar Chavez High School or South Mountain High School. In addition to those, there are also multiple private school options within a mile or two of our community, giving families a variety of educational choices close to home.
How far is it to the nearest airport or train station?
Sol38 by Liv is conveniently located about 15 miles from Phoenix Sky Harbor International Airport, which is typically a 20–25 minute drive depending on traffic. While there is no passenger train station in Laveen, Valley Metro bus service is available nearby, with light rail access in central Phoenix via bus or rideshare connections. For added convenience, our community also offers a designated rideshare pick-up area, making it easy for residents to use services like Uber and Lyft, with Waymo coming soon.
Are you near any transportation routes? Which ones?
Yes, we are conveniently located near several major transportation routes. Sol38 by Liv offers easy access to Loop 202, I-10, and I-17, making it simple to commute throughout the Phoenix metro area. We are also close to Dobbins Road and 51st Avenue, which provide quick connections to nearby neighborhoods, shopping, and employment centers via public transportation. This location makes getting around the Valley easy whether you are commuting daily or heading out for the weekend.
How walkaable/bikable is the community.
Sol38 by Liv is located in a suburban area with bike-friendly streets and sidewalks throughout the neighborhood. The community is especially great for outdoor enthusiasts, with close access to South Mountain Park & Preserve, the largest municipal park in the nation, offering miles of scenic hiking and biking trails and easy connections into the greater Phoenix area.
Do you offer 9 month Leases
Absolutely, we do 😊 We offer flexible lease terms ranging from 6 to 18 months, so a 9-month lease is definitely available. We want to make it easy to find a term that fits your plans, whether you are here short-term or settling in longer. We also have tours available every day, so if you would like to see the community, amenities, or specific floor plans, we would love to set one up for you.
What Kind of tours do you offer?
We make touring very easy and flexible. You can visit us in person to walk the community and see everything firsthand, join us for a virtual tour if you are out of town or prefer to tour from home, or even do a phone tour where we can go over floor plans, pricing, availability, and answer all your questions. We offer tours every day, so just let me know what works best for you and we will be happy to get you scheduled.
what kind of flooplans do you offer?
We offer a wide variety of floor plans to fit just about every lifestyle. We have studios, which are some of the only ones available in the area, along with one, two, and three bedroom homes, including two bedroom, one bath options as well. All of our residences are designed with a luxurious, open-concept layout, featuring high-end finishes, stainless steel appliances, and some with beautiful views of South Mountain here in Laveen, creating a space that feels both elevated and comfortable to come home to.
Do you offer on site maintenance?
Yes, we have on-site maintenance and they truly are the backbone of our team and everyday superheroes for our community. We work hard to complete all service requests within 48 hours, and we also offer 24-hour emergency maintenance for those larger concerns that can happen outside of office hours. Even when the office is closed, our maintenance team is always reachable to make sure our residents are taken care of.
Is there emergency maintenance?
Yes, we offer 24-hour emergency maintenance. Our on-site team is always available for urgent issues, even when the office is closed, so you can feel confident knowing help is just a call away whenever you need it.
What are the hours of the clubhouse?
Our clubhouse is open 24 hours a day for residents to enjoy. The only times it may be temporarily unavailable are if it has been reserved by a neighbor for a special event or if Sol38 is hosting a community gathering - at which point you should still come. We also have nightly courtesy patrols to make sure the space is being respected and remains comfortable for everyone.
What are the hours for the fitness center?
The fitness center is also open 24 hours a day, giving you the freedom to work out whenever it fits your schedule. While the gym itself is always accessible, the yoga studio does host scheduled fitness classes, so certain areas may be reserved during those times.
What are the hours for the pool? Is it open seasonally?
Our resort-style pool is open 24 hours a day, seven days a week, with only minimal downtime for routine maintenance. During the winter months, the pool is heated, so you can enjoy it year-round. To keep the experience comfortable for everyone, we observe quiet hours from 10:00 pm to 8:00 am, and our courtesy patrol helps ensure the area stays safe and respectful at all times.

The business center is available 24 hours a day and can be reserved at no cost for personal meetings, studying, or remote work, making it a great extension of your home office.

Is this a gated community?
Yes, we are a gated community. We have vehicle entry gates along with remote guest access, so residents can easily let in guests, visitors, or delivery drivers right from their phone. This gives you both convenience and added peace of mind.
